Not everything is a remodel. A lot of what matters is one trade at a time: new floors through the whole house, a 200-amp panel, a repipe, a new heating and air system, interior paint, a deck, a garage door, or a list of repairs before a sale or a new tenant.
Same license, same project management as the big jobs. For property owners we bundle a list into one scheduled visit so a unit or a house gets turned around in days rather than stretched over a month of separate appointments.

Permits and approvals
Panel upgrades, rewires, repipes, water heaters, heating and air replacements and decks over 30 inches all need permits in the City of Los Angeles and most cities around it. Paint, flooring, cabinets and most finish work do not. We pull the ones that apply and schedule the inspections.
How long it takes
Most single-trade jobs take 1 to 5 days. Panel upgrades depend on when the utility can schedule. Repipes take 3 to 5 days. HVAC replacement is 1 to 3 days. A bundled turnaround of a vacant unit is typically 1 to 3 weeks.
Three ways to scope it
Make a list
We walk it and give you a written price per item so you can pick what to do now and what can wait.
Permits where needed
Electrical, plumbing and mechanical work needs them. Most finish work does not.
One visit
Trades scheduled back to back, one supervisor, one invoice.
How we run the job
1. Walk the property
We meet you on site, listen, and look at what the building and the city will need. You get a written scope and a budget range.
2. Drawings
When drawings are needed we bring in the architect and engineer, and price the design while it is being drawn.
3. Permit
We file with the city, handle the corrections they send back, and tell you where it stands.
4. Price and contract
An itemized price, a schedule and payment terms. Anything new after signing gets priced in writing first.
5. Build
One supervisor on your job, licensed trades, inspections in order, and a weekly update with photos.
6. Walkthrough
A final fix list, the city's sign-off, and a written warranty on our work.
Questions
Do you take small jobs?
Yes, especially for existing clients and property owners bundling several items into one visit. We are not the right call for a single handyman task under a few hundred dollars.
Can you install an EV charger?
Yes. A Level 2 charger usually needs a dedicated 40 to 60 amp circuit and sometimes a bigger panel. We handle the permit and the inspection.
What flooring should I put in a rental?
Vinyl plank. It handles water, it handles tenants, and it looks good enough to lease. Tile in the wet areas. For a house you are living in, engineered hardwood is the usual choice.
Heat pump or gas furnace?
Heat pumps are now the most common replacement in Los Angeles because one unit heats and cools, there are rebates, and the state is moving that direction. We will quote both and let you decide.
Can you get a house ready to sell?
Yes. We do pre-listing packages: a prioritized list sized to what it will actually return, scheduled around your agent's timeline.
