Six steps, same order every time. The order is what keeps the budget honest and the schedule real.
We meet you on site, listen, and look at what the building and the city will need. You get a written scope and a budget range.
When drawings are needed we bring in the architect and engineer, and price the design while it is being drawn.
We file with the city, handle the corrections they send back, and tell you where it stands.
An itemized price, a schedule and payment terms. Anything new after signing gets priced in writing first.
One supervisor on your job, licensed trades, inspections in order, and a weekly update with photos.
A final fix list, the city's sign-off, and a written warranty on our work.
California caps the deposit on a home improvement contract and we follow it. After that, you pay as milestones finish, and each payment comes with lien releases from us and our subcontractors. We do not ask to be paid ahead of the work.
Fixed price when the design is done. A capped price when it is not quite. Open-book cost-plus if you would rather see every invoice. Here is how to pick.
Anything outside what we agreed gets written up and priced before we touch it.
Call, or send the address and what you want to do. We will walk it, confirm what the city allows, and send a written proposal with scope, cost and timeline.
