What moves every number
- Age of the building and what is behind the walls
- Whether plumbing, electrical and structure stay in place
- Finish selections, which can double a kitchen or bath budget
- Permit scope and jurisdiction
- Access, hillside conditions and occupied versus vacant
How to budget
Settle the scope and finishes before pricing, hold a 10 to 15 percent contingency on pre-1970 homes, get a line-item proposal with allowances for anything unselected, and expect written change orders for anything outside scope. Doing several projects at once is almost always cheaper than doing them one at a time.
